Location: ART-Quarter, Novaya Borovaya, Minsk

Scope: Two Modernism-style buildings, House 1.9 and House 1.10

Role: Lead Architect (Pre-design stage + Part of Project Stage A & C + Contractor coordination)

Short Intro

Modernism Houses 1.9 & 1.10 in ART-Quarter combine modular architecture, vibrant façades, and creative décor. Bright coral accents, murals, alternating balconies, and private terraces shape the identity. Fronting a pedestrian boulevard, the buildings offer apartments from 2-rooms to 4-rooms, many with terraces, generous ceiling heights, and full amenities. A modern living experience for those seeking art, comfort, and unique design.

Concept & Architecture

The Modernism group embodies a fresh architectural narrative that explores volume illusion, strong geometry, and a playful reinterpretation of familiar forms. Departing from purely traditional shapes, the façades make use of bold coral segments, artistic murals on building ends, and balconies of varying depth and placement creating visual rhythm and light-and-shadow dynamics.

Building Configuration & Spatial Layout

House 1.9 is multi-level (6, 7, 9 floors), with 6 entrances (portions), housing 141 apartments ranging from ~38 to 135 m².

House 1.10 features 5 entrances, floor-height mix (8-7-7-9-7) and offers apartments from 33.7 to 81.9 m².

— Terraces on the first floor, including private terraces for some units.

— Ceilings: standard apartments ~2.7 m clear height; selected two-level units with up to ~5.7 m height in volume.

Materials, Colors & Forms

Facade palette: light foundations combined with strong coral (reddish-orange) accents, juxtaposed with neutral gray / darker tones.

Murals & decorative facades: used on building ends to emphasize identity; artistic patterning integrated into cladding.

Balconies & Loggias: irregular, “chaotic” placement creates variation in perception, overhangs, and shadows.

Modular expression: the massing reads as composed volumes, shifting planes, stepping in sections—offering articulation and avoiding blocky monotony.

Construction: for House 1.10, prefabricated three-layer reinforced concrete panels (SBK factory) used.

Amenities & Living Experience

— Apartments available from 2-room to 4-room Euro-format, many with terraces or loggias.

— First-floor units often include terraces. House 1.10 offers finished units in some sections.

— Public zones: pedestrian boulevard with retail / cafés on ground floors; proximity to community spaces such as Literary Square and a children’s playground named “Painting”.

— Infrastructure: car-free courtyards, bike parking, universal accessibility in entrances, stroller rooms and pet paw-wash on first floors.

Highlights & Distinctives

— Two-level apartments with double-height ceilings (~5.7 m) add drama and allow loft-like spatial experience.

— Private terraces, especially on the first floor, enhance outdoor connection.

— Light plays a role: bright façades draw the eye; coral accents act as landmarks.

— Mixed ceiling heights and varied massing create texture and human scale.

— The architectural identity takes a stance: Modernism expressed via décor, bold color, and departure from standard facade symmetry.

My Role

— Lead Architect: developed massing & façade concepts at the pre-design stage, contributed to Project Stage A, parts of C;

— Coordinated all contractors across these stages;

— Ensured cohesion between architectural vision, materiality, facade detailing, and lived experience.
