Dubrovo Residential Club Village — Conceptual Masterplan

The Dubrovo Residential Club Village is a conceptual design project — the preliminary stage of a large-scale suburban development on the shores of the Dubrovo Reservoir in Belarus, covering 52 hectares. The concept was created to present the development idea and communicate the vision to potential investors.

The masterplan features 323 residential plots with a variety of housing typologies: Comfort and Comfort+ cottages, townhouses, and premium block houses with green roofs. Each typology was designed with a focus on privacy, comfort, and integration with the natural surroundings.

At the heart of the community lies the Residents’ Club, a multifunctional hub with a cultural and business center, SPA, sports facilities, a restaurant, and a country club. This core space fosters communication, leisure, and community life.

The waterfront area plays a defining role in the masterplan: pedestrian and cycling routes, sports and children’s playgrounds, an open-air cinema, and a marina with berths for yachts and boats create a resort-like lifestyle for residents.

The architectural and interior design emphasizes natural materials, expansive glazing, and a minimalist aesthetic, creating light-filled, comfortable, and functional spaces. The video presentation and visualizations showcase the vision of a settlement where architecture and nature coexist in harmony.
